The three essentials
No house parties. No smoking or vaping. No pets, other than trained assistance dogs supporting a disabled guest.
Only the people named on the booking may stay overnight. The house accommodates a maximum of four paying adults or children, plus one infant in an agreed travel cot.
Guest details and responsibility
The lead guest must be at least 18 and is responsible for the behaviour of everyone included in the booking. Guests aged over 16 may be asked to provide the details required through the pre-arrival form.
Please report damage, a fault or an urgent repair immediately. Paula or a tradesperson authorised by her may need reasonable access to investigate or make the property safe. Guests remain responsible for damage beyond fair wear and tear.
EV charging and electrics
Do not charge an electric vehicle from a house socket. The property has no dedicated EV charging point, and domestic portable charging creates a fire and insurance risk. There is public charging a short walk away in the city centre; the frequently asked questions name the nearest car park and link a live map.
Use household appliances only as instructed and do not install, alter or connect equipment that could damage or disrupt the property's electrical or internet services.
Wi-Fi use
Wi-Fi is provided without a separate charge. Children must be supervised and guests remain responsible for their own device security.

- Do not use the connection for illegal, fraudulent or malicious activity
- Do not install anything that modifies, disrupts or interferes with the service
- Do not expect guaranteed speed, bandwidth or uninterrupted availability
Looking after the house
Keep the property reasonably clean and sanitary during the stay and leave it in the condition in which it was received. Use the labelled recycling and general-waste bins, and place used towels in the bath before departure or an agreed mid-stay clean.
Lock doors and windows whenever you leave and when you check out. Personal belongings and valuables remain the guest's responsibility.
Arrival and departure
The arrival and departure times in your booking confirmation are the times that apply. Paula's published direct-booking times are normally from 3pm for check-in and by 11am for check-out, unless another arrangement is confirmed in writing.
If a paid mid-stay clean is arranged, guests need to be out of the property while the housekeeper works. Tell Paula immediately if anyone becomes ill during the stay so the right practical steps can be taken.
Visitors and providers
Do not bring a caterer, entertainer or other third-party provider into the house without Paula's prior written agreement. Recommendations and optional experiences are provided in good faith, but an outside business remains responsible for its own service.
If your plans fall outside an ordinary stay, please ask before booking. An agreement must be explicit and written; an old webpage or unanswered message is not permission.
Holiday use only
This booking does not create a tenancy. The property must be vacated by the date and time shown in the booking confirmation.
